Increasingly expensive rents, the 5.7% jump in Rome and the record in Milan

Rents increasingly expensive throughout Italy, with record growth in the last quarter of rental rates in Rome (+5.7%). According to the latest report prepared by the Research Department of idealista, the No. 1 real estate portal in Italy, in first quarter of 2026 prices increase by 4% compared to the previous quarter, bringing the national average value at 14.8 euros/m²just a whisker away from the historic high of 14.9 euros/m². On an annual basis the increase is 3.8%.

The growth involves all Italian regions, with i more marked increases in Trentino-Alto Adige (14.5%), Friuli-Venezia Giulia (8.5%) and Lazio (6.5%). Valle d’Aosta confirms itself as the most expensive region (24.1 euro/m²), while Basilicata and Molise remain the cheapest (7,4 euro/m²).

Greater increases in Barletta, stronger declines in Verona

In the Italian capitals the picture remains positive, with 66% of the markets growing. The greatest increases are observed at Barletta (11.3%), Padua (8%), Caserta (7.7%)Lucca (7.3%) and Viterbo (7.2%), while the most marked drops concern Verona (-7,9%)Prato (-6.6%), Brescia (-6.4%), Ascoli Piceno (-6.3%) and Massa-Carrara (-5.2%).

Large cities: increases in Rome and Venice, decline in Florence

Among the large cities, in addition to the growth of Romewe note the increases in Venice (3.2%), Bari (3%) and Milan (2.4%). Naples remains essentially stable (0.1%), as does Bologna (-0.1%), while Florence records a decline of 2%.

Milan is the most expensive capital in Italy, Caltanissetta is the cheapest

Milan confirms itself as the most expensive city in Italy with 23.3 euros/m²on par with Venice, followed by Florence (22.2 euros/m²) and Rome, which reaches its historical maximum with 19.8 euros/m². On the opposite front, the capitals are the cheapest Caltanissetta (4.9 euro/m²), Vibo Valentia (6 euros/m²) and Reggio Calabria (6.1 euros/m²). There are 16 capitals that they reach today the historical highs of the royaltiesevidence of a dynamic rental market spread across the entire national territory.

Rome’s ‘sprint forward’

In the first quarter of 2026 the rental market in Rome shows a great leap forward. According to the report from the idealista research office, the average rent in the capital stands at 19.8 euros per square meterup 5.7% compared to the previous three months and 6.5% on an annual basis.

Even the province rose by 6.1% in the quarterreaching 17.9 euros/m², with a growth of 7.1% compared to the same period of 2025. Both the city and the province thus reach their all-time high.

Strong increases in Nomentano and Cinecittà

Of the 22 districts monitored by idealista, 13 recorded an increase in fees in the first quarter of 2026while 8 show a decline and one remains stable: this is the case of Cassia-Flaminia, stops at 17.9 euros/m². The most marked quarterly increases were recorded in Nomentano-Tiburtino (8.3%), Cinecittà (7.8%), Casilino-Centocelle (7.4%), Appio Latino (7.1%), Gianicolense-La Pisana (5.8%) and Roma est-Autostrade (5.7%).

Rents falling in Ostia and Monte Mario

On the opposite front, the most evident drops concern Lido di Ostia (-9.6%)Trionfale-Monte Mario (-4.6%), Casal Palocco-Infernetto (-1.7%), Ottavia-Primavalle (-1.5%), Trigoria-Castel di Leva (-1.5%) and Aurelio (-1.5%).

Rents higher in the centre, lower in eastern Rome-Highways

On the values ​​front, Rome remains highly polarized. The Center guides with 30.4 euros per square meterfollowed by Prati (26 euros/m²), Nomentano-Tiburtino (24.7 euros/m²) and Parioli (23.2 euros/m²), all above the city average of 19.8 euros/m². Appio Latino is also above average (21.5 euros/m²), Gianicolense-La Pisana (21.2 euro/m²) and Aurelio (20 euros/m²). The other districts, however, remain below the average threshold, with values ​​ranging from 17.5 euros/m² of Trionfale-Monte Mario up to 13.2 euros/m² of Casal Palocco-Infernetto, 12.6 euros/m² of Giustiniana-La Storta-Olgiata, 13 euros/m² of Lido di Ostia and 12.2 euros/m² of eastern Rome-Autostradeconfirming itself as the most accessible area among those monitored.

Province of Rome: Anzio, Pomezia and Marino on the rise

Also in the hinterland the quarter ends with growth, but with very different trends from municipality to municipality. THE Stronger increases are observed in Anzio (5.4%), Pomezia (4.4%), Guidonia Montecelio (3.9%), Marino (2.2%) and Velletri (1.7%). Between the municipalities with the highest rents noteworthy are Santa Marinella (13.7 euros/m²), Frascati (12.9 euros/m²), Ciampino (12.8 euro/m²) and Pomezia (11.4 euros/m²).

The price of rents in Milan will increase in 2026

In the first quarter of 2026 the rental market at Milan records a new increase. According to the latest report from the Idealista Research Department, the average rent in the city stands at 23.3 euros per square meterup 2.4% compared to the previous quarter. A similar variation is observed at the provincial level, where rents increase by 2.4%reaching 22.3 euro/m.

On an annual basis, however, there was a slight decline: -1.2% for the Municipality of Milan and -1.4% for the province. The most significant data concerns the differential between the city and the hinterland, now reduced to just one euro per square meterconfirming an increasingly extensive and homogeneous rental market on a metropolitan scale.

Rents unchanged in the districts of Famagosta and Navigli

Of the 18 districts monitored by idealista, 12 recorded an increase in rents in the first quarter of 2026, 4 decreased and 2 remained unchanged. Among the latter are Famagusta-Barona, stable at 20 euros/mand Navigli-Bocconi, stuck at 25 euros/m.

Rents rising in Rogoredo and Centro, falling in Baggio and San Siro

The most marked quarterly increases are observed at Corvetto-Rogoredo (5.3%)Garibaldi-Porta Venezia (4.5%), Greco-Turro (3.7%), Vialba-Gallaratese (3.6%) and Centro Storico (3.4%). On the opposite front, the most evident declines concern Baggio (-2.8%) and San Siro-Trenno-Figino (-1.1%), while Certosa and Cermenate-Missaglia both recorded a slight decline of 0.1%.

The most expensive rents in the historic center and Garibaldi-Porta Venezia

From the point of view of absolute values, Milan confirms one highly polarized fee structurebut with average levels now high even in the most accessible areas. The The historic center is clearly preserved the most expensive district, with 35 euros per square meter, followed by Garibaldi-Porta Venezia (27 euros/m), Navigli-Bocconi (25 euro/m) and Fiera-De Angeli (24.4 euros/m), all above the city average of 23.3 euros/m. Porta Vittoria is located in line with the average.

Lower rents in the Baggio district

Even the districts below the average threshold present high values, ranging between 20.8 euro/m of Vigentino-Ripamonti and Greco-Turro and Baggio’s 16.5 euro/m, which is confirmed the most accessible area of the capital.

Province of Milan: from Legnano to Segrate affordable fees

However, a more accessible segment remains in the provincial area: Legnano stands at 11.5 euro/mCinisello Balsamo at 12.8 euro/m, Rho at 13.0 euro/m and Corsico at 13.5 euro/m. Also Segrate, the most expensive municipality of the hinterland, reaches 16.5 euro/m, a level aligned with that of the least expensive district of the capital, Baggio, testifying to the progressive reduction of price gaps within the metropolitan area

Province of Milan: rising in Cernusco sul Naviglio and Rozzano

In the 11 hinterland municipalities monitoredAs an idealist, the quarterly picture appears weaker than that of the city: the most marked increases are observed in Cernusco sul Naviglio (5.7%)Rozzano (4.9%) and Sesto San Giovanni (3.8%).

On the opposite front, the most evident declines concern Cinisello Balsamo (-8.7%)Cologno Monzese (-5.1%), Corsico (-3%), Rho and San Donato Milanese (both -2.3%), as well as Legnano (-1.2%), Segrate (-0.4%) and Basiglio (-0.3%).

Province of Milan: higher rents in Segrate, lower in Rho

In terms of values, Segrate confirms itself as the most expensive municipality with 16.5 euros per square meterfollowed by Rozzano (16.3 euro/m) and Sesto San Giovanni (15.7 euro/m), however all well below the city average of Milan. THE more accessible fees are observed instead in Legnano (11.5 euro/m), Cinisello Balsamo (12.8 euro/m)Rho (13 euro/m) and Corsico (13.5 euro/m).
