Apartment prices fell in November – the expert still sees a glimmer of light

Of the big cities, prices rose compared to a year ago only in Oulu.

The old ones in November, the prices of shared apartments fell by 2.7 percent from a year ago and 1.5 percent from the previous month, tells Statistics Finland.

Prices packed up in November on a broad front. For example, prices in Tampere fell by 5.0 percent and in Vantaa by 4.8 percent from November last year. In Eastern Finland, the decline was 4.9 percent.

Of the big cities, prices rose compared to a year ago only in Oulu, where an increase of 1.3 percent was recorded.

From Vaisu despite the price development, the chief economist of Suomen Yrittäjai Juhana Brotherus sees a glimmer of light in the housing market.

“The general state of the housing market is still challenging, but the critical variable, the housing trade, is still getting stronger. Trade volumes are now approximately at the normal level before the corona virus,” says Brotherus in the press release.

In November, one percent more sales of old apartments and townhouses were made through real estate agents than a year earlier. More than 3,500 deals were accumulated.

“November’s sales figures improved only slightly from last year, but the reason is the rush of first-time home buyers to the market last year before the transfer tax change,” says Brotherus.

In the comparison period a year ago, housing sales were affected by the fact that the exemption from the transfer tax for first-time home buyers was ending at the beginning of 2024.
