And the city government decided to raise the non-taxable minimum for stamp tax, which reaches 3.5% of the property value, in this type of transactions, in accordance with the new CABA tax code.

From now on, this tax will only be paid on home purchases valued at $205,332,000 or more. It should be noted that this change refers to single, family and permanent occupancy homes, as stated in the Fiscal and Tax Code 2025 (in the annex to Law 6806).

Those who already have some property in their name and want to buy another, They must pay the stamp tax, whatever the amount.

As Alejandro Bennazar, director of institutional relations of the Argentine Real Estate Chamber, mentions: “The new Stamp Tax floor in CABA has been in operation since January 1, 2025. The exemption has been raised to $205,332,000, which is equivalent to approximately US$200,000.”

This measure by the city government can benefit a large number of buyers. Architect Germán Gómez Picasso, founder of the Real Estate Report site, comments enthusiastically: “These types of measures are always good for the sector. The tax burden is lowered for a segment of the market, this will surely generate greater dynamism to the real estate market, which have a very good time.”

As far as numbers are concerned, and using as an example the purchase of an apartment for $205,300,000 (around US$ 194,600), the 3.5% stamp tax on this transaction would be $7,185,500, which is equivalent to around US$ 6.811.

The Head of the Buenos Aires Government, Jorge Macri, announced today a package of tax measures that seek to alleviate the tax pressure of the city’s residents.
