Apartment sales grew by more than ten percent last year

Apartment deals a total of 58,282 were made in 2025, which is 10.7 percent more than in 2024, says the Confederation of Real Estate Brokerage (KVKL).

Since 2023, the sales volumes of used apartments have increased in a trend-like fashion. The total value of housing sales last year was around 11.5 billion euros.

“The year 2025 was a strong growth in the number of residential transactions. Especially in the first quarter of the year, transaction volumes increased clearly,” says the association’s CEO Tuomas Viljamaa in the bulletin.

Trade volumes grew the most in Oulu and the capital region. Of the big cities, only in Jyväskylä did fewer apartment deals take place than in 2024.

Prices falling, sales times extended

Apartments prices have decreased from April 2022 to December 2025 by approximately 13 percent throughout Finland.

“In terms of apartment prices, 10 years have practically been erased,” says Viljamaa.

• The drop in prices started when the 12-month Euribor went positive.

• Interest rates were at their highest in September 2023, when the 12-month Euribor was more than 4.2 percent.

• In the same period, according to KVKL, sales times have increased by approximately 65 percent.

• While at the beginning of 2022, the average time to sell an apartment was about 2.5 months, in 2025 the average was more than four months.

• According to KVKL, there are still record numbers of apartments for sale. While at the beginning of 2022 there were around 12,000 used apartment buildings for sale in the whole of Finland, at the end of 2025 there were more than 19,000 of them.

• According to KVKL, treatment fees have increased. In 2022, the maintenance fees of apartment building companies on their own land averaged 4.02 euros per square meter. Last year, the average was 4.66 euros per square meter.

Viljamaa predicts that in 2026 more than 60,000 housing transactions will be concluded. He anticipates that in the spring, the sales times for apartments will decrease, and at the end of the year, apartment prices will see a moderate rise.
