Village in the third almost finished: That’s what rent and purchase cost

Sea ARE Austrian Real Estatewhich is developing 15 of the 22 building plots, half of the condominiums have currently been sold. Prices for property average around 8,000 euros per m². The rental prices are on average between 17 and 18 euros per m² net, excluding operating costs.

Green center

It’s around two hectares in size Bert-Brecht-Park is the green center of the Village and is expected to open in July; additional green and open spaces can be found in the individual projects.

To a living one City quarter also include places for working and shopping as well as for health, education and childcare. A large local supplier has already moved in. The first catering offers are also already available. Village Works, the second office building after the docks, was completed in February.

The rental agreement for a pharmacy was recently concluded. A fitness operator is also expected to move in from 2027. The new AHS for more than 1,000 students on Otto-Preminger-Straße will soon celebrate its rooftop ceremony.

Local resources

The village is not only characterized by its bicycle-friendly design, it is also almost car-free and it also has an innovative energy system with Wien Energie with 500 geothermal probes, PV systems with a total of one megawatt peak and district heating. Up to 80 percent of the heating energy is obtained from local sources.
