The university rental market has become more selective

The general rise in rents for hotels stops university students.

After years of widespread increases, the market appears today overall stable, but with increasingly marked differences between cities, universities and types of properties. What makes the difference are above all the universities’ ability to attract students, the proximity to the campuses and the quality of the accommodation.

Changes in the university market

This was revealed by the SoloAffitti Study Center on the eve of the resumption of the academic year. For a single room we start from 150 euros of power and we arrive at 700 euros from Milan. A Firenze you can touch them 750 euro in the most popular areas, while Roma has the greatest segmentation: come on 350 euro of the Tor Vergata area up to 1.000 euro for a single in the new premium range close to Luiss.

The Capital itself shows one of the newest phenomena on the market: properties previously intended for short rentals they come converted for university students and, in the highest range, a double room can be offered between 1,200 and 1,500 euros per month, while in Milan a single costs on average between 500 and 650 euros and can reach i 700.

The topic of student residences and the importance of an attractive university

The requests, however, are decreasing. Growing competition is also having an impact of the studentswhich intercept part of the demand traditionally addressed to shared apartments.

The trend confirms a more general change: it is no longer just the price that determines market equilibrium. Requests are growing especially in cities where universities offer atraining offer perceived as attractive, while they stagnate in university realities with less recall capacity.

Rome, an example of diversification

In the capital the most frequent rent for a single room is 550 euros, but there are differences they are very large. In the Sapienza area they are spent normally 500-700 euro, in Roma Tre 500-650while in the Luiss areas it reaches up to 800 euro to Parioli. Around Tor Vergata you go down instead 350-600 euro.

For real estate new or renovated in the immediate vicinity of the universities the values ​​rise further: 800-900 euro to Wisdom, 750-800 in Roma Treuntil 1,000 euros to Luiss e 950 euros to Lumsa. In this segment, rents recorded increases between 5 and 10%.

The single room remains there preferred solution, along with wifi and proximity to the university. However, attention is growing quality of housing and the certainty of monthly spending, with greater interest in formulas that include fees and expenses. In the South, a greater demand for air conditioning is also reported.

The filter semester of Medicine is also changing the seasonality of the market, dividing the search for accommodation in due momenti: a first phase trin September and October and a second between February and March. “The university rental market is becoming much more selective. In recent years we have witnessed a rather generalized growth in rents; today what increasingly makes the difference is the attractiveness of the university, the location and the quality of the property”, he explains Silvia Spronelli, CEO of SoloAffitti. “Rome is the most obvious example – he continues -. But it is also significant case of Milanwhere, despite fees of up to 700 euros, demand is affected by the growing competition from student residences. There is no longer a single one university rental market: cities, universities and the quality of housing supply increasingly determine demand and prices.”
