Desperately looking for a room, after years of price increases single room prices drop by 6.2%

Search for one single room in Italy it continues to be a titanic undertaking, but with a small (and unexpected) twist in the script.

In the historically most prohibitive squares, in fact, the prices they finally start to take a breath.

The good news for out-of-towners

Compared to twelve months ago, even to Milan and Bologna the first declines are recorded. On a national scale, average monthly costs drop by 6,2%, a downsizing driven above all by a slowdown in demand: average contacts per advert drop by 19,8% and the total number of aspiring roommates falls back by almost 22%. Milan keeps its crown as the most expensive city in Italy: for a single they serve on average 704 euros per month, even though the bar has dropped by almost 4% in un anno.  Curiosity? While interest in individual ads grows slightly (+1.5%), total contacts drop by more than 14%.

Completely different music Roma, where the high cost of living does not forgive: with a +7% on an annual basis, for a hole of room are needed on average 615 euro (third step of the podium behind Milan and the 627 euros of Florence). A price that is definitely not for all budgets, which has literally scared away users, causing their contacts to collapse by over 100%. 30%.

Milan and Rome: hunt for the most convenient area

If you look at neighborhoods, the challenge to wallets remains complex. In Milan the Center it is confirmed as the most expensive area with 823 euro per month, followed closely by Porta Romana-Cadore-Montenero (812 euros) and Garibaldi-Moscova-Porta Nuova (807 euros). The “promised land” of savings in the shadow of the Duomo is Ponte Lambro-Santa Giulia, which is satisfied with 571 euros.

In Rome the Historic Center it is no exception and touches on 733 euro (+9.1%), flanked by Parioli (730 euros) and the Corso Francia-Ponte Milvio area, which exploded with an incredible +31.4% at 724 euros. Those looking for a happy oasis must go as far as Casal Lumbroso-Massimina-Ponte Galeria (447 euros).

University city you go, price you find

But the real surprise of the season comes from province and medium-sized citieswhere the canons have decided to run a lot.

The speed record goes to Pescara (+28.6%, to 388 euros), but Trieste (+16.7%), Palermo (+13.6%), Bari (+12.2%), Pisa (+10.7%) and Pavia (+10.2%) also achieved double-digit growth. Genoa deserves a separate chapter: a real construction site in turmoil where prices (408 euros, +11.9%), available rooms (+44.5%) and even contacts (+10.4%) are simultaneously rising.

And what happens in the rest of Italy? Bologna “slips” to fourth place with a drop of 7.5% (585 euros), overtaken in time by the explosion of Bergamo, which gains six positions and rises to fifth place with 504 euros (+8.3%). Padua falls just below the psychological threshold of 500 euros (494.5 euros), followed by Turin (479 euros), Brescia (478 euros), Verona (473 euros) and Venice (456 euros). The collapse of Trento, however, was sensational, losing share and falling from fifth to twelfth place thanks to a staggering drop of 18.3% (444 euros). The most generous with their wallet? Always the same: Foggia (259 euros), Catanzaro (251 euros) and the unbeatable Chieti (240 euros).

The light at the end of the tunnel?

If it is true that on a national scale the rooms on the market have decreased by 15%, in some cities there was a real one rain of announcementsi. Venezia record a record deal with a +115,4%followed closely by Firenze (+95,2%) e Ferrara (+72,7%).

Of course, we shouldn’t fool ourselves. Having more choice doesn’t work miracles on the price, but at least it avoids having to compete for the last sofa bed with clicks.
