700 e/month in a 60-square-meter apartment – These municipalities have the lowest housing costs

Depending on the type of apartment, the lowest housing costs are expected to be in Kouvola, Pori, Rauma and Kotka this year. The matter is revealed by a survey commissioned by Kiinteistöliiito and Omakotiliito’s Pellervo Taloustuikmaus (PTT). From the Housing Expenditures 2024 report.

In Pori, Rauma and Kouvola, for example, living expenses in a 60-square-meter apartment rental apartment are, according to the survey, around 700 euros per month on average.

In a similar owner-occupied apartment in Kouvola, Pori and Rauma, living expenses are estimated to be in the same range of around 700 euros.

The highest housing costs in big cities

According to the survey, the highest living expenses in a 60-square-meter rented apartment are in Helsinki, where the average living expenses are around 1,300 euros per month. In Espoo, the expenses are just under 1,200 and in Vantaa around 1,100 euros per month.

On the other hand, a person living in a similar owner-occupied apartment in Helsinki has to spend an average of around 1,700 euros per month on living expenses, in Espoo just under 1,400 and in Tampere and Vantaa also around 1,100 euros per month.

Housing costs in detached houses are falling

Overall, housing costs are expected to rise by an average of 0.8 percent this year. However, the rise is more gentle than last year, when housing costs rose by an average of 4.1 percent.

Housing expenses for those living in detached houses, however even count this year, the report shows. Housing costs in single-family houses are expected to decrease this year on average by half a percent compared to last year.

In the municipal comparison, the lowest living expenses in a single-family house are estimated to be in Kotka, where the living expenses in a 120-square-meter electrically heated single-family house are on average just under 800 euros per month. Kouvola and Pori are among the municipalities with the lowest housing costs.

In single-family houses, the highest housing costs are in the capital region, just like apartment buildings.

In owner-occupied housing, loan repayments are also taken into account.

The amount of household debt is 50 percent of the current price of apartments in the area. The loan repayment method is an annuity.

The debt takes into account both the size of the apartment and the location of the apartment, and the loan repayment period is 18 years.

Taxes and fees vary by location.

In detached houses, costs arising from yard work are not taken into account. Likewise, not all renovation costs have been taken into account for single-family houses.
