Capri is the queen of brick: here are the most expensive islands in Italy

Capri is the Italian island with the most expensive brickwith sales prices reaching 8,869 euros per m2 in 2026, despite a slight decline compared to 2021 (-0.4%). Al second place goes to the island of Ponzawhich is close to 5,000 euros per square meter on average, while the island of Elba surpasses Ischia in comparison with five years ago and currently occupies third position, with prices of homes on offer around 3,600 euros per square meter on average.

This is highlighted by the latest analysis of Immobiliare.it Insightsspecialized in market analysis and data intelligence and which is part of the Immobiliare.it group. Looking at the rest of the ranking, in fourth and fifth position there are two other Campania islands, which present very similar real estate costs: to buy a house in Ischia you have to budget, on average, 3,550 euros per mqwhile a Procida you stay just below (3,524 euros per mq). Prices drop significantly, however, if you want to buy a house in Buranorenowned pearl of the Venetian lagoon, where the 2,300 euros per mq.

Focus Sardinia: Cagliari and La Maddalena drive costs

In Sardinia the cheapest areas for a purchase, among the historic provincial capitals, are Nuoro, Sassari and Oristanowith an average expenditure of respectively 1,205, 1,328 and 1,394 euros per square meterWhile Cagliari is far more expensive (2,707 euros per m2). However, even more onerous is theMaddalena islandlocated opposite the north-eastern coast of Sardinia, where the prices requested to buy a house amount to 2,933 euros per mq.

Sicily: the most convenient region to buy a house

Moving on to Sicilyhere the most affordable prices ever among all the territories analyzed. TO Caltanissetta (665 euros per m2), Agrigento (897 euros per m2), Enna (921 euros per m2) and Trapani (933 euros per m2) it remains below 1,000 euros per square meter on average, while Messina (1,056 euros per m2) and Ragusa (1,058 euros per m2) they stand just above this threshold.

The most expensive municipalities in the region, although none come close to the levels of Cagliari and the most expensive islands in the country, are Catania (1,315 euros per m2), Syracuse (1,342 euros per m2) and, above all, Palermo (1,548 euros per m2).

The comparison with 2021: the trends between increases and vertical collapses

The comparison with the 2021 shows that prices have not grown in all the islands analysed. In addition to the already mentioned very slight reduction of Capri (-0,4%) and to that of Oristano (-1.4%)it is above all several Sicilian municipalities that are declining: a Caltanissetta the contraction in the period is double digit (-13%), but also to Messina, Agrigento and Enna decreases were recorded ranging between -5.5% and -7%.

However, it is Burano to mark the most marked decrease ever among the territories covered by this study, with a decisive -14.2% in the last five years. In all other areas, however, increases were found, with +28% of Cagliari in the lead, followed by +16.1% of Palermo and from +14.7% of the Maddalena Island. Also Syracuse (+10.9%) the Island of Elba (+8.7%) and Ragusa (+8.3%) recorded significant increases over the period examined.
