How much does a holiday home in Italy cost? Forte dei Marmi confirms itself as the most expensive city, with over 2.1 million on average. Segue Cortina with almost 1.6 million. According to a study by Immobiliare.it, the lakes represent the cheapest destinations except for Cernobbiowhich holds its own against seaside and mountain resorts with an average of over 1 million euros.
Prices in seaside and mountain locations
No other seaside resort comes close to Forte dei Marmi’s figures, for that matter Capri That Porto Cervoin second and third place respectively among seaside destinations, both stop at just under 1,250,000 euros. However, they remain well below one million euros Portofino (770.000 euro), Porto Ercole (over 630,000 euros), Porto Rotondo (570,000 euros) e Senigalliawhich does not reach 300,000 euros.
Let’s move on to the mountains: beyond Cortina d’Ampezzo, the other high altitude locations that exceed one million euros are Ortiseiwhere a high-end house is worth approximately 1.27 million euros, and Courmayeurwhich reaches 1 million and 28,000 euros. However, three locations do not reach one million, that is Madonna di Campiglio, Breuil-Cervinia e Bormiowhich respectively present average costs of approximately 693,000 euros, 526,000 euros and 480,000 euros.
Real estate prices in the Italian lakes
The most affordable prices, however, are found on the lake: only Cernobbio exceeds one million, with a total average of around 1,018,000 euros. Stress e Bellagio they present average absolute costs of around 775,000 euros, while in all the other destinations analyzed the real estate value decreases. This is the case of Varenna (514.000 euro), Riva del Gardawhere you can get by with just over 470,000 average absolute euros, and finally Sirmionewith a total average of 445,000 euros for a house for sale.
The trend of demand on the market
Analyzing demand, in the last twelve months, the most significant increases have been recorded among seaside resorts Porto Rotondo and Senigallia (respectively +17,3% e 14,7%), but the plus sign also touches Porto Cervo (+8,7%); decreases instead in Capri (-13%), Portofino (-11%), Forte dei Marmi (-9.5%) and Porto Ercole (-2%).
Demand in lakeside locations performed a little less well, with only positive results year on year Riva Del Garda (+2,3%) e Stresssubstantially stable (+0,5%), while the minus signs occurred in Varenna (-26.4%), Bellagio (-13.7%), Cernobbio (-8.7%) and Sirmione (-1.5%).
The situation is no different in the mountains where, except for the notable increase in Madonna di Campiglio (+22%) and the modest one of Courmayeur (+3%), demand in the other locations is decreasing, from -1.1% in Ortisei to -12.8% in Bormio.
Most requested types of properties
In addition to being the most expensive location, Forte dei Marmi confirms itself as the most popular destination for those looking for spacious homes: here, in fact, over 50% of market requests consist of houses with more than 5 rooms intended for sale or rent, while in Porto Ercole (31.5%) and Senigallia (28.2%) preference is given to three-room apartments for sale.
I two-room apartments for sale searches in Sardinia dominate instead (Porto Cervo 25%, Porto Rotondo 44%), while Portofino is the most popular destination for those looking for studio apartmentswhich represent 40.7% of overall demand.
In almost all mountain destinations, however, the most requested property is the three-room apartmentboth for sale, preferred in Bormio (32.3%) and Cortina d’Ampezzo (23.4%), and for rent, in the lead in Ortisei (26.6%) and Courmayeur (22%). In Madonna di Campiglio they are especially required studio apartments for sale (28.3%), while they are i two-room apartments for sale to prevail among the requests in Breuil-Cervinia (34.7%).
Finally, as regards the lakes, the undisputed protagonist is the three-room apartment for salepreferred in all the locations examined with percentages ranging from 23.7% in Stresa to 39% in Bellagio, with the exception of Sirmione, where they are mainly looking for two-room apartments for sale al 34,3%.
