Student rentals, online searches in Italy +23% in May

The opening of the summer session traditionally coincides with the start of the most intense phase for the real estate rental market intended for the university population, a period characterized by a redefinition of demand in the main Italian and European cities. According to statistical findings released by the rental management platform HousingAnywhere, the month of May recorded an increase in online searches in Italy of 23% compared to April and 21% on an annual basis. This trend is part of a macro-regional trend that sees the overall bookings at European level grow by 30% month on month, highlighting a strong inclination towards advance planning: 44% of users who book at this stage plan their transfer between August and September, compared to a share that stands at just 10% in ordinary periods of the year.

On the national territory, the intensification of preventive research is concentrated in specific urban nodes with a high university density. Turin is positioned as the center with the most marked monthly variationrecording an increase of 54% compared to the previous month, followed by Florence with an increase of 45% and Bologna with 31%. Even the main metropolitan centers of Milan and Rome detect a constant progression in demand, reaching a mirror value of 27%, while Padua closes the list of cities monitored with an increase of 21%.. The need to anticipate contractual deadlines responds to the structural need to evaluate a more diversified rental offer within local markets often characterized by a strong asymmetry between the availability of properties and the volume of requests.

This scenario finds a partial explanation in the demographic changes of the student population recorded at an institutional level. The 2026 ANVUR Report on the higher education and research system notes that students with diplomas obtained abroad enrolled at Italian universities in the 2024/25 academic year reached 111,566 unitsa figure more than doubled compared to the 52,493 registrations recorded in the 2018/19 cycle.
