Increase in real estate prices: Where it is particularly expensive in Austria

Apartments continue to be more expensive than houses

The Austrian median price for Condominiums was in 2025 4,162 euros per square meter. Houses cost a median of 2,836 euros per square meter. Although prices are still below the highs of 2022, there is a clear upward trend again compared to previous years.

For apartments, the gap to the record year is around 200 euros per square meter, for houses around 60 euros. According to Statistics Austria, the development is a sign that the market has stabilized after the declines in 2023.

According to statisticians, the fact that apartments are on average more expensive than houses is mainly due to their location: Apartments are more often located in cities that are in high demand and are more often sold as new buildings, while houses are often older when purchased.

Vienna and the West remain expensive

Prices remain particularly high in Vienna and western Austria. In the federal capital, buyers had to pay an average of 5,212 euros per square meter for condominiums in 2025. Vorarlberg, Salzburg and Tyrol follow behind with prices just under the 5,000 euro mark.

Homeownership remains significantly cheaper in the east and south of the country. In Styria the median price was 2,750 euros per square meter, in Burgenland it was only 1,859 euros. The west-east divide in the real estate market clearly remains.

Building plots at record levels

The market for building plots has recently developed even more dynamically. The average price per square meter across Austria rose to 135 euros, reaching a new high. According to Statistics Austria, the changed composition of sales since the interest rate turnaround is likely to be responsible for this.

Building land remains particularly expensive in tourist regions and metropolitan areas. On a five-year average, Reith near Kitzbühel leads with 2,742 euros per square meter, ahead of Kitzbühel and Lech. Vienna’s posh districts such as Währing and Döbling are also among the most expensive locations in the country.

Big differences between regions

A look at peripheral regions shows how strong the price differences are within Austria: in the Lower Austrian district of Zwettl, building land recently cost an average of just 26 euros per square meter, and in Jennersdorf in Burgenland it was only 21 euros.

The real estate market will therefore continue to be characterized by strong regional contrasts in 2025 – with high-priced cities and tourist resorts on the one hand and comparatively cheap rural regions on the other.
