Bat Yam is a leader in reducing housing prices

According to the Central Bureau of Statistics, in June-July 2026, the housing purchase price index increased by 0.2% compared to May-June.

Price increases were recorded in Tel Aviv (0.7%), the Central District (0.3%) and the south (0.1%); decreases were noted in Jerusalem (-0.4%), Haifa (-0.3%) and the north of the country (-0.1%).

The broader picture for the first half of 2026, based on an analysis of CSB data, shows that in nine major cities the average transaction price increased compared to the first half of 2025, and in six it decreased. In the country as a whole, the average apartment price in the first half of 2026 was about 2.392 million shekels, 3.9% higher than a year earlier.

The most pronounced price increases – more than 6% – were recorded in Tel Aviv and Ashdod. In Rehovot the difference was 5.1%, in Kfar Saba and Haifa – about 5%. At the same time, in a number of cities – Bat Yam (-3.1%), Hadera, Ashkelon, Herzliya, Ramat Gan and Petah Tikva – the average price decreased compared to the first half of 2025.

The average cost of small-sized apartments increased by 8.3%, and 6-room apartments increased in price by 1.9%.

For tenants who renewed their lease, the rent increase was 2.6%, while for new tenants the price increased by 4.4%.
