Helios logistics park at Vienna Airport is about to be sold

The Helios logistics park on the edge of Vienna-Schwechat Airport, which only went into operation in June 2025, is about to be sold. As the international real estate service provider CBRE confirmed to KURIER, the company has received “the exclusive brokerage contract” for the extraordinary logistics property. “Due to the obligation of confidentiality, I ask you to understand that no questions about the project may be answered,” a CBRE spokesman tells the KURIER.

In February 2022, Helios ProCop GmbH bought the property from Vienna Airport for 22.5 million euros. The project, which was realized on an area of ​​around 21 hectares between Vienna Airport and Fischamend, is considered one of the largest logistics developments in Austria in recent years. The special feature: The two logistics halls with a total usable area of ​​around 80,000 square meters were built on a particularly sensitive site.

The waste remains in place

According to the purchase agreement, there was an “excavated soil, construction waste, residue and bulk waste landfill on the property, which was colluded in 2008”. In the end, however, this construction project apparently did not require any extensive soil remediation measures.

“Helios worked with the local authorities in Vienna to develop a concept in which the waste remains in place but is protected by a thick layer of impermeable clay on top and bottom and by a new membrane,” says Helios Real Estate’s homepage. “In addition, new inspection tunnels have been constructed so we can monitor groundwater quality to ensure there is no negative impact on the local watercourse.”

Around 83 million euros in debt

In total, the project operators “Helios Real Estate” and “Ayka Solutions” are said to have invested around 110 million euros. According to the general contractor HT, the contract value was 88 million euros net.

According to the company, Helios ProCo GmbH is owned by almost 58 percent of HT Holding GmbH, based in Kalsdorf near Graz, and 29 percent by AYKA Solution GmbH, based in Vienna. According to the land register, the financing bank holds two mortgage liens totaling 84.4 million euros on the property. Helios ProCo GmbH shows liabilities of 83 million euros in the 2025 balance sheet, of which 81 million euros have a remaining term of one year.
