84,130 new apartments remain unsold on the real estate market

The Central Bureau of Statistics published on Tuesday, July 14, a report on real estate transactions for the period from March to May 2026. According to this report, 21,390 apartments were sold during the period, which is 10.6% less than in the period from December 2025 to the end of February 2026 and 5.7% less than in the period from March to the end of May 2025.

Of the total number of apartments sold, 8,910 apartments were new, 12,480 apartments were sold on the secondary real estate market. In the category of new apartments, we are talking about an increase of 0.4% compared to the period from December last year to the end of February this year and by 8.2% compared to March-May 2025. 28.9% of apartments were sold using government subsidies (Dira ba-Anaha programs, etc.)

In the category of second-hand purchase and sale of apartments, we are talking about a decrease in the overall figure (12,480 apartments during the reporting period) by 17.2% compared to December 2025 – February 2026 and a decrease of 13.7% compared to the period from March to May 2025.

In May, 8,350 apartments were sold, of which 44.3% (3,700) were new apartments and 55.7% of apartments on the secondary real estate market (4,650 apartments). 32.5% of new apartments in May were purchased with a subsidy from the state.

In the period from March to May of this year, the most apartments were sold in the Central and Southern districts (24.4% and 21.2%, respectively). In the category of new apartments, the Southern District is in first place: 24% of apartments sold nationwide are in this district, followed by the Central (23.2%) and Tel Aviv districts (22.3%).

As of the end of May, 84,130 new apartments remained unsold on the real estate market. The most unsold apartments in cities with a population of over 100 thousand people are in Jerusalem – 10,368. Tel Aviv-Jaffa is in second place with 9,811 unsold new apartments. Next come: Bat Yam (5115), Haifa (4306), Netanya (3680), Ramat Gan (3271), Ashdod (3233), Petah Tikva (2633), Beit Shemesh (2394), Rishon Lezion (1643), Ashkelon (1596), Bnei Brak (1401), Herzliya (1400), Rehovot (1,359), Be’er Sheva (1,114), Holon (973), Hadera (837) and Modi’in – Maccabim Reut, where 169 new apartments remain unsold.

Among the cities not included in the large category, Lod has the most unsold new apartments (3,100), followed by Kiryat Gat (2,350), Yehud Monosson (1,820), Be’er Yaakov (1,560), Ra’anana (1,450), Ramat Hasharon (1,430), Netivot (1,250), Kiryat Bialik (1,090), Ofakim (1090) and Tiberias (1000).
